Two kinds of Whitefield plot
Whitefield is where east Bengaluru's tech parks, gated layouts and old village streets meet. A house here goes up either on a plot inside a layout, or on a site in the older streets of Nallurahalli, Hagadur or Kadugodi. The two need different planning. A layout usually has its own design and working-hour rules. An older street often has a narrower road, and the road width limits how much you are allowed to build and how materials reach the site.
Since September 2025 Whitefield has been run by the Bengaluru East City Corporation, one of five corporations that replaced BBMP under the Greater Bengaluru Authority. Whitefield, Hagaduru, Kadugodi, Kundalahalli and Varthur are all wards of it. Most people still say BBMP. The paperwork no longer does.
The Purple Line metro has run to Whitefield (Kadugodi) since March 2023, with stations at Kundalahalli, Nallurhalli, Pattandur Agrahara, Kadugodi Tree Park and Hopefarm Channasandra on the way. Who sanctions the plan, and how
House plans in Whitefield are sanctioned by the Bengaluru East City Corporation. An e-Khata has been compulsory for every online plan application since 1 July 2025. For plots up to 50x80 ft (4,000 sq ft) with up to four dwelling units there is the Nambike Nakshe route, where a registered architect or engineer files the plan online; version 2.0, launched in September 2026 as a pilot, has software check the plan against the rules. We prepare the drawings and file them.
Water: assume nothing
Groundwater here is badly overdrawn. The Central Ground Water Board's 2024 assessment puts Bangalore East taluk at 306% of what the ground can sustainably give, the highest of any taluk in Bengaluru Urban. Cauvery Stage V, commissioned on 16 October 2024, was built to bring 775 million litres a day to the 110 villages added to the city in 2007. Hagadur and Channasandra are among them, and supply there was still waiting on pipeline work in early 2025, so a line on your street is not a given. Plan a sump that can take tanker or Cauvery supply, and rainwater harvesting, which is compulsory for new buildings on 30x40 sites and larger.
Lakes and stormwater drains
A plot near Pattandur Agrahara Lake, Varthur Lake or a stormwater drain carries a no-build buffer. The widths have been changed more than once by courts and by the state, and a drain can appear on the village map without appearing on the master plan. So the survey number is checked against both, and against the current rule, before the house is placed on the plot.
Layout association rules
Inside a gated layout the owners' association usually has its own approval step, working hours and rules for material trucks. Ask for them in writing before design starts. They affect the elevation you are allowed, the months the work takes and what it costs to get steel and concrete to your gate.
What a house costs to build in Whitefield

Which authority approves a house plan in Whitefield?
The Bengaluru East City Corporation, one of the five corporations that replaced BBMP in September 2025. Applications are online and need an e-Khata. Plots up to 50x80 ft with up to four dwelling units can use the Nambike Nakshe route, filed through a registered architect or engineer.
Will a new house in Whitefield get Cauvery water?
It depends on the street. Cauvery Stage V was commissioned in October 2024 for the 110 villages added to the city in 2007, which include parts of the Whitefield area, but connections are still being rolled out. Design the house with a sump and rainwater harvesting either way; a borewell alone is a weak plan in a taluk the Central Ground Water Board rates at 306% extraction.
