A planned town with an airbase next door

Yelahanka is older than Bengaluru: Kempegowda, who founded the city, was born here. The part most people build in is newer. Yelahanka New Town was laid out by the Karnataka Housing Board in the early 1980s as a satellite town, which is why its sites are regular and its roads were planned before the houses came. Around it lie the Old Town, Attur and Kogilu.

Yelahanka Satellite Town, Attur and Kogilu are wards of the Bengaluru North City Corporation, formed in September 2025 when BBMP was split in five. The corporation's head office is in Yelahanka itself.

The Blue Line metro to the airport is being built along the highway with a Yelahanka station; its opening date has moved more than once. We come to Yelahanka from Marathahalli, about 24 km, and every site has live CCTV, so you can see the work on any day without making the drive.

Air Force Station: height and cranes

Air Force Station Yelahanka sits beside the town. The Indian Air Force requires its clearance for buildings within five nautical miles (9.26 km) of the airfield, and the station is one of four aerodromes on Bengaluru's colour-coded height map. There is a calendar effect too. For Aero India 2025 the corporation ordered builders within 10 km of the base to lower their cranes and stop crane work from 1 to 14 February. The show comes round every two years, so a Yelahanka build that runs through a February is planned around it.

Lakes that overflow

In October 2024 Yelahanka flooded three times in one month. Doddabommasandra Lake overflowed for the first time in more than 17 years, a compound wall gave way at the Kendriya Vihar apartments, and about 4,000 houses in ten layouts of the Yelahanka zone were affected, with water up to six feet deep in places. Before a house is placed on a Yelahanka plot, its level is checked against the nearest lake, drain and road.

Water

The Central Ground Water Board's 2024 assessment puts Yelahanka taluk at 260% of sustainable groundwater extraction, second only to Bangalore East in the district. Cauvery Stage V was built for the villages added to the city in 2007, several of them in the Yelahanka and Byatarayanapura zones, and connections were still being rolled out in 2025. Plan sanction and khata

Plans go to the Bengaluru North City Corporation online, with an e-Khata. A site in the Housing Board's New Town should already sit in an approved layout; a revenue site on the edges may carry a B-khata, which has to be converted before a plan is sanctioned. Plots up to 50x80 ft with up to four dwelling units can use the Nambike Nakshe route.

What a house costs to build in Yelahanka

Rates per square foot are the same as in the rest of Bengaluru. Three worked examples on the 30x40 and 40x60 sites, with built-up area taken as about 75% of the plot on each floor:
