Farmhouse

Land outside the city gives you less for free. We handle the conversion, the approvals, the water and the power as part of the build — so the farmhouse is one project, not three separate problems.

Our approach

A farmhouse rewards planning far more than a city build does.

On a city plot, water, power and drainage arrive at your boundary. On rural land you build them yourself — and that, not the construction rate, is what decides whether a farmhouse budget holds. We price the site and the building together from the start, so nothing arrives as a surprise halfway through.

The land comes before the design. Agricultural land needs conversion before you can build on it, the title and encumbrances need checking, and which authority sanctions your plan depends on where the plot sits. We settle all of that first, because a beautiful drawing on land you cannot build on is worth nothing.

Then we design for how a farmhouse is actually used — occupied at weekends, empty midweek. That points towards durable, low-maintenance choices and a plan that survives being left alone, which is a different brief from a house someone sleeps in every night.

Land status before design

Conversion, title, survey number, encumbrances and the sanctioning authority get settled before anyone draws a floor plan. It is the one step that cannot be fixed later.

The site is a line item

Borewell, sump, power connection, septic tank, approach road, compound wall. On rural land these are the build, not the finishing touches — so they are in the estimate from day one.

Built to be left alone

A weekend house spends five days a week empty. Better waterproofing, weather-resistant external finishes and secure joinery cost less now than repairing neglect later.

Questions, answered

Can I build on agricultural land?

Not until it is converted. Agricultural land needs conversion to non-agricultural use before you can legally build, and we settle that — along with title, survey number and encumbrances — before any design work starts.

Why does a farmhouse cost more per sq ft than the same house in the city?

The construction rate is broadly similar, roughly ₹1,800 to ₹3,000 per sq ft for a standard-to-premium finish. What changes the total is everything around the structure: every load of material travels further, labour often has to be housed on site, and skilled trades charge more to travel out. Depending on distance and access, expect 10–20% on top of the equivalent city cost for the same specification.

What about water, power and drainage?

On rural land you build them. A borewell with sump and pumping for water, a fresh service connection and sometimes a transformer contribution for power, and a septic tank or small STP for sewage. The approach road from the main road to your gate is frequently yours to build and maintain too. All of it is in the estimate from the start.

Who handles the panchayat approval?

We do. Which authority sanctions your plan depends on where the plot sits, so we confirm that early and carry the approval as part of the project rather than handing it back to you.

Can I build the farmhouse in phases?

Yes, and it is often the sensible route. Get the main structure, water, power and boundary right first — landscaping, pool, guest block and outbuildings can follow without rework, provided the services were planned for them from day one.
