Small plots, built upward
Marathahalli is dense, built-up and still building. Many plots here are 20x30 and 30x40 sites on streets laid out before the tech parks arrived, and many owners build upward: a floor to live in and floors to rent. On a small site every foot of setback and every extra floor is a real decision, and it is made by the rules before it is made by the architect.
Marathahalli, Ashwath Nagar, Munnenkolalu and Dodda Nekkundi are separate wards of the Bengaluru East City Corporation, which took over from BBMP in September 2025. We work from the fourth floor of KMJ Arena in Aswath Nagar, so the streets we build on are the streets we drive to work on.
The Outer Ring Road metro, the Blue Line from Central Silk Board to KR Pura, is being built through here with stations at Kodibeesanahalli, Marathahalli, ISRO and Doddanekundi. It has been under construction since August 2021 and its opening date has moved more than once.
What we check on a Marathahalli plot
On a small site near an airport, the limits come first. These are the ones that decide what you can build.
How many floors the plot will carry
The number of floors is set by three limits, and the lowest one wins: the floor area the width of your road allows, the setbacks, and the airport height ceiling for your spot. We work all three out from your documents and the road in front of the plot before we quote, so the house we price is one that can be sanctioned.
HAL Airport height clearance
Marathahalli lies just east of the HAL Airport runway. HAL issues height clearance for construction around the airport on behalf of the central government. Its procedure covers structures within 20 km and caps them at 1,037 m above mean sea level, and the permitted top height is calculated site by site. The clearance office is at Marathahalli Post, 560037. What your plot is allowed depends on where it sits on HAL's zoning map, so it is checked before the number of floors is fixed.
Khata before anything else
No plan application is accepted without an e-Khata; that has been the rule since 1 July 2025. A B-khata site runs into trouble at plan sanction and with bank loans, so it is converted first. The conversion scheme covers B-khata properties registered on or before 30 September 2024, and the fee has been 5% of guidance value since 24 August 2026. We look at your khata on the first visit and tell you plainly where it stands.
Occupancy certificate on small sites
Karnataka exempted small homes from the occupancy certificate in September 2025, for plots up to 1,200 sq ft, and widened the exemption in June 2026 to plots up to 2,400 sq ft and ground plus three floors within Greater Bengaluru. Plan sanction is still mandatory, and the house still has to match the plan. A 30x40 site in Marathahalli sits inside the limit; that removes one certificate, not the rules.
Stormwater drains
After the September 2022 floods the corporation moved against structures sitting on stormwater drains. On 8 September its earthmovers broke concrete slabs laid over a drain and pulled down a wall at a residential enclave in Marathahalli, and in Spice Garden Layout, Munnekolala, owners of more than 200 properties were reported to have gone to court fearing demolition. If a drain runs beside or behind your plot, its buffer is measured before design and nothing is built in it.

Can I build G+3 on a 30x40 site in Marathahalli?
Sometimes. It depends on the width of the road your plot faces, the setbacks, and the HAL Airport height ceiling for that spot; the lowest of the three decides. We work it out from your documents before quoting, so you are not sold floors that cannot be sanctioned.
Do I need HAL clearance to build a house in Marathahalli?
Marathahalli is inside the area where HAL controls building heights around its airport, and the permitted height is calculated for each site. Whether your plan needs a separate clearance depends on the plot's position on HAL's zoning map and the height you want. It is checked at the design stage.
My site has a B-khata. Can I still build?
Convert it first. Plan applications need an e-Khata, and a B-khata causes trouble with both sanction and home loans. Properties with a B-khata registered on or before 30 September 2024 can apply for conversion; the fee is 5% of the guidance value.
