How this estimate works
House construction in Bangalore is priced per square foot of built-up area, not plot area. A 30x40 plot is 1,200 sq ft, but a G+1 house on it usually has around 1,800 sq ft of built-up space once setbacks are left open. Multiply that by the rate for your finish level and you have a working range.

| Ultra-luxury | ₹3,500 – ₹5,000+ | Designer interiors, imported fittings, home automation |

30x40 house construction cost, floor by floor
The 30x40 site (1,200 sq ft) is the most common residential plot in Bangalore. This is how the cost moves as you add floors. How many floors your own plot allows depends on its zone and the width of the road it faces; our guide to builder floors in Bangalore explains what to check before you design for height.
| Floors | Built-up | Basic | Standard | Premium | Ultra-luxury |
|---|---|---|---|---|---|
| Ground only (G) | 900 sq ft | ₹15 – 18 lakh | ₹18 – 23 lakh | ₹23 – 32 lakh | ₹32 – 45 lakh |

Both tables cover construction only, at the per-sq-ft rates above. Your real built-up area can come out a little under or over 75% of the plot once setbacks and your floor plan are fixed, so treat these as working ranges and use the calculator to try your own figure.
Why a range and not a fixed number
Soil conditions, the structure your design needs, and the brands you choose all move the final figure. That is why Ciara Homes does not quote a lump sum over the phone. After a free visit to your plot, our team prepares a detailed bill of quantities that names every material, brand and quantity, and that BOQ locks your price in the contract. For a full breakdown of materials, labour and the costs most quotes leave out, read our guide on house construction cost in Bangalore and the one on hidden costs in house construction.
